How do I know if a property is still available?
If the property is listed on our website, it’s likely still available. However, we receive applications regularly during business hours. We never know when someone new may apply for a particular property. Please call our office at (530) 751-7040 ext. 0 for availability.

How long will it take to process my application?
Trident processes applications as quickly as possible. The application process should be completed within 72 hours (but may take a little longer in some cases) from submission of your completed application and payment of the advance fee provided all information we request from your references, current and prior landlords, employer, credit report, etc. has been provided to us in a timely manner. Should it take longer to obtain the information requested, it will delay the application process. If additional information is requested, the applicant(s) shall have no more than 24 hours to provide additional information.  If the applicant(s) fail to provide the information requested in the time frame allowed, the application may be denied.

Where can I get a rental application?
You can obtain a rental application at a property showing, at Trident’s corporate office in Yuba City, or at the office of a Trident-managed apartment community.

What do I do with my application?
You must hand deliver your completed application along with the application fee ($40.00 per person) and present a valid picture ID for each applicant to the Trident corporate office in Yuba City or at the office of a Trident-managed apartment community. Trident does not accept emailed applications.

If you are applying for a rental at one of our apartment communities, return your application to the on-site resident manager at that location.

Is there an application fee?
The application fee is $40.00 per adult (18+) applicant. Application fees can be paid with money order, cashier’s check, or personal check. Exception: cash payment will be accepted for the application fee only. (Fee must be made in the exact amount, no change will be given.) Credit cards NOT accepted. Application fees are non-refundable.

Does my roommate need to apply?
Each adult (18 years or older) who intends to occupy the property must complete a separate application and pay a separate application fee.

What are the qualifications to rent?
Income – Legal and verifiable combined income of at least three times the monthly rental rate.

Credit History – Each applicant must have a good credit rating which will be verified through a credit reporting agency. Any adverse reporting such as delinquent accounts, collections, judgments, or a BEACON score of less than 550 may disqualify the applicant.

Employment – A minimum of one (1) year stable source of income is required.

Employed Applicants must provide 2 months of pay stubs showing YTD earnings (most current and 1 prior months) when submitting the application.

Self-Employed Applicants must provide a current Profit and Loss Statement and two consecutive years of filed tax returns when submitting the application.

Rental History/Home Ownership – Two (2) years rental history or home ownership is preferred, but not required. Applicant must not have any indicators of negative rental history.

Do you take cosigners?
Cosigners are subject to management approval and will not be considered if applicant has an unsatisfactory credit rating or rental reference.

The cosigner must complete a separate rental application and pay a separate application fee of $40.00. Cosigners MUST income qualify on their own. Application fees are non-refundable.

How long before I can move in?
In some cases you can move in as early as the next day after your application is approved. However, your move-in date will be dependent upon when the current tenants vacate and how soon the property can be made ready for you. Move-ins are scheduled Monday through Friday from 9am to 4pm. This appointment can take approximately one to two hours and all names listed on the contract must be present

How long will you hold a property?
We can hold a property 48 hours from the date the unit is ready.

Do I have to pay first and last month’s rent up front?
No. If you are fully qualified you will be required to pay one month’s rent and the full security deposit upon approval.

The security deposit is not considered the last month’s rent. Deposits are only used to pay for damages or cleaning required to restore the property to the condition it was in when you received the keys, less normal wear and tear. Security deposits may be as high as two times the monthly rental rate.

Can I get pre-approved?
If you currently reside outside of the Yuba-Sutter area, it may be possible to get pre-approved before your arrival. This is only done on a case by case basis as determined at Trident’s sole discretion.

What if I have special circumstances?
The more documentation you provide with your application the faster we will be able to have an answer for you. If you think you may have a special circumstance that you would like us to consider when evaluating your application, write a letter explaining your situation and submit it with your application.

Our contract with the property owner makes it very difficult to rent to you if you have a negative credit rating or are not fully qualified. The more information you can provide to explain your situation, the better chance you have of being approved.

What if I’ve never rented before?
In some cases we may accept that you do not have a rental reference, however you must meet all other Application requirements.

I filed for bankruptcy? Can I still rent?
If you have filed for bankruptcy, the bankruptcy must have been discharged at least one year ago, and you must have re-established good credit.

I was evicted? Can I still rent?
If you have been evicted or are in the process of being evicted, your application will be denied.

Are pets accepted?
Certain properties will accept pets. However, it is up to each property owner to define which pet(s) are allowed. Please contact the Trident office at (530) 751-7040 ext. 0.

  1. ALL APPLICANTS must submit the completed application IN PERSON along with valid photo identification to our office at 1110 Civic Center Blvd., Suite 102, Yuba City, CA 95993

  2. If you are applying to rent at an apartment community, you must apply IN PERSON at the resident manager’s on-site office.
  3. Deposits to hold a property will not be accepted until you have personally viewed the property.
